The following are included as Standard Features:
Superior Interiors:
1. (a) Colonial interior trim with 800 Series colonial panel and
Classique doors complete with brass plated interior door handles.
(b) Dead bolts on all exterior swing doors.
(c) California style in all areas except kitchen, laundry room, and
bathrooms.
(d) 9ft. ceilings throughout main floor
2. Interior walls will be finished with one base coat and two finish
coat of quality satin lustre paint except kitchen, bathrooms and
main floor laundry room will be finished in semi-gloss paint.
3. All models will be carpeted with 40 oz. Broadloom on 7lb.
underpad.
4. Main bath, ensuite, powder room, main floor laundry, kitchen,
side entrance, and front vestibule will be ceramic tile as per
Vendor's standard samples.
5. All models will have a gas-fired fireplace with an white painted
mantle and fixed glass with polished brass surround, as per plans.
6. Natural finished oak handrails and pickets from main level to
second floor as per plans.
7. Laundry room located as per plans, with single basin tub built
into a cabinet. (Tub located as per plans).
Kitchens and Baths:
8. Double stainless steel sink with washerless single lever
faucet and gooseneck faucet to accommodate future water softener.
9. Kitchen includes:
(a) quality furniture-finished cabinets, from Vendor's standard
samples
(b) microwave shelf
(c) laminate countertops(s), from Vendor's standard samples
(d) two-speed range hood ducted to exterior
10. Convenient location provided for future dishwasher complete with
roughed in electrical and plumbing.
11. Plumbing rough-in for fridge water connection.
12. Powder room includes:

(c) vanity with laminate countertop or pedestal sink, as per plans.

Electrical And Mechanical:
16. 200 amp service with heavy-duty copper wiring and fuseless
circuit breakers.
17. Exterior weatherproof electrical outlets at the front and rear
of the home connected to a safety ground fault circuit.

19. Early-warning smoke detectors installed on each floor level and
basement.
20. Carbon monoxide detects installed as per building code.
21. Interior and exterior lighting package to include fixtures and
chime kit installed (except dining room fixture which will be the
responsibility of the Purchaser).
22. (a) rough-in for future central vacuum system
(b) pre-wiring for 4 cable-TV outlets and 5 telephone outlets
(d) rough-in for future security system. Security cable shall be
roughed in for one keypad and three motion detectors. All main floor
entry doors will have roughed in security cable.
23. Installation of a 60 US gallon gas-fired hot water heater, on a
rental basis. The purchaser agrees to execute a rental agreement in
this regard prior to Closing.
24. (a) Gas-fired high efficiency forced-air furnace, complete with
high wall return and ducts sized for future air conditioning.
(b) Exhaust fans in all bathrooms
25. All showers will have pressure balanced valves to promote
continuous temperature control.
26. All taps will be single lever washerless, with the exception of
the laundry and gooseneck faucet in the kitchen.
27. 3 piece Rough-in in basement.
Distinctive Exteriors:
28. Frame 2x6 construction with brick, siding, and stucco
accents, where applicable as per plans.
29. Engineered silent floor system with 5/8" plywood floors, screwed
and glued to the floor system.
30. Pre-finished maintenance-free soffits, facia, eavestroughs, and
downspouts. Any exterior woodwork to be painted, Architecturally
coordinated exterior colour packages will be chosen by the Purchaser
and approved by the Vendor.
31. Vinyl exterior windows (pre-finished white screens in all
opening windows including basement and sliding patio doors.
Pre-finished colonial grills in front windows only.
32. Self-sealing quality (40 year warranty) asphalt roof shingles
complete with metal drip edge.
33. The lot will be graded to the requirements of the authority
having jurisdiction and shall have sod in the front, rear, and side
yards except pre-existing treed areas which will remain in the
natural state where Vendor deems possible.
34. Entry doors will be thermal insulted steel. Vinyl sliding patio
doors with insulated glass , as per plans.
35. Steel sectional garage door(s) as per plans. Garage walls and
ceiling will be drywalled and taped.
36. Garage door openers are included.
37. Walls and attic are insulted to the requirements of the Ontario
Building Code.
38. Three exterior water taps (includes one inside garage).
39. Model on lots with full walk-out conditions will include a 10
x12 pressure-treated deck with stairs to the grade level.
General:
41. The home will be enrolled in the seven year Ontario New Home
Warranty Plan by the Vendor and paid for by the Purchaser as an
adjustment on Closing.
42. The Purchaser will have the choice of colours from the Vendor's
samples:
(a) All floor coverings
(b) Kitchen and vanity cupboards including laminate countertops in
bathrooms and ensuite.
(c) Ceramics for kitchens, laundry, bathrooms and around whirlpool
tubs (where applicable).
(d) Paint for decorating interior walls - one colour throughout,
except as noted above. All trim and doors to be white semi-gloss
paint.
43. The vendor reserves the right to substitute materials with that
of equal or better quality.
44. Ceilings and walls maybe modified to accommodate mechanical
systems.
45. Where the purchaser is given a choice of exterior colour
packages, the Purchaser agrees to confirm such choices to the Vendor
within thirty (30) days of acceptance of the offer.
46. The Purchaser agrees with the Vendor that the following are not
included in the Purchase Price: drapes and tracks, wallpaper, dining
room light fixture, appliances, furniture, air conditioning, central
vacuum system, security system, lawn sprinkler system, painted
basement floor, planting and landscaping with the exception of the
sodding of the lot.
