Quality Features
The following are included as Standard Features:
Superior Interiors:
• 5 ½” step baseboard and 3 ½” step casing with Classique doors
complete with brass plated interior door knobs.
• California style ceilings in all areas except main bathroom and
ensuite bathroom.
• 8ft. ceilings throughout main floor and second floor or as per
plan.
• Interior walls will be finished with one base coat and two
finished coats of quality satin lustre paint (one colour throughout
to be chosen from builder’s samples) and trim and doors painted in
semi-gloss white.
• All models will be carpeted with 40 oz. broadloom and 7lb underpad.
• Main bath, ensuite, powder room, laundry, kitchen and front foyer
and main floor hallways will be ceramic tile as per Vendor's designs
and standard samples.
• All models will have a gas fireplace (black trim) with a white
painted mantle.
• Varnished oak handrails, spindles and stringers as per plans.
• R20 insulated walls, R12 basement walls, R32 blown ceiling
insulation and R32 batt insulation in cathedral or sloped ceilings.
• 5/8” tongue and groove subfloor. All subfloors are glued and power
nailed to floor joists.
Kitchens and Baths:
• Laundry includes:
(a) White upper cabinets in laundry room above washer and dryer as
per plan.
(b) Freestanding laundry tub in basement or laundry room - as per
plan.

• All showers will have pressure balanced valves to promote
continuous temperature control.
Electrical And Mechanical:
• 125 amp service for homes 2199sq.ft and less and 200 amp
service for homes 2200sq.ft and more with heavy-duty copper wiring.
• 2 Exterior weatherproof receptacles one at the front and one at
the rear of the home connected to a safety ground fault circuit.
• 2 receptacles installed in garage
• Smoke detectors installed on each floor including basement.
• Carbon monoxide detectors installed as per building code.
• Interior and exterior lighting to include fixtures and chime kit
installed (capped dining room ceiling outlet .
• Rough-in for future central vacuum system

• Installation of a 60 US gallon gas-fired hot water heater, on a
rental basis. The purchaser agrees to execute a rental agreement in
this regard prior to Closing.

wall return and ducts sized for future air conditioning.
• Exhaust fans in all bathrooms
• 3 piece rough-in bathroom in basement as per plan.
• Rough in for future fan and thermostat for gas fireplace
Distinctive Exteriors:
• Frame 2x6 construction with brick as per plans, siding, and/or
stucco accents will be used where applicable as per plan.
• Pre-finished maintenance-free soffits, facia, eavestroughs, and
downspouts. Any exterior woodwork to be painted, Architecturally
coordinated exterior colour packages will be chosen by the Purchaser
and approved by the Vendor.
• White Vinyl exterior windows (pre-finished white screens in all
opening windows including basement and sliding patio doors.
• Self-sealing quality (25 year warranty) asphalt roof shingles
complete with metal drip edge.
• The lot will be graded to the requirements of the authority having
jurisdiction and shall have sod in the front, rear, and side yards
except pre-existing treed areas which will remain in the natural
state where Vendor deems possible.
• Entry doors will be thermal insulated steel. Vinyl sliding patio
doors with insulated glass , as per plans.
• Steel sectional 8ft x 7ft high garage door(s) as per plans. Garage
walls and ceiling will be drywalled and taped, one coat, not to
paint grade.
• Two exterior water taps (includes one inside garage).
General:
• The home will be enrolled in the seven year Ontario New Home
Warranty Plan by the vendor and paid for by the Purchaser as an
adjustment on closing.
• Survey will be provided by the vendor and paid for by the
purchaser as an adjustment on closing.
• The Purchaser will have the choice of colours from the vendor's
samples:
• Ceilings and walls may be modified to accommodate mechanical
systems.
• Where the purchaser is given a choice of exterior colour packages,
the Purchaser agrees to confirm such choices to the Vendor within
fourteen (14) days of acceptance of the offer.
• The Purchaser agrees with the Vendor that the following are not
included in the Purchase Price: drapes and tracks, wallpaper, dining
room light fixture, appliances, furniture, central vacuum system,
security system, lawn sprinkler system, painted basement floor,
planting and landscaping with the exception of the sodding of the
lot, as seen in the model home.
• Purchaser must have the driveway paved within 1 year of occupancy.
